因應環境氣候的變化與消費者環保意識的抬頭,台灣高雄市政府繼綠建築後,在高雄市推出一款高雄市獨有的綠建築產品,名為高雄厝。我們使用高雄市9個行政區的特許高雄厝綠建築住宅價格資料作為分析樣本,以階層線性模型(hierarchical linear model, HLM)分析市內各行政區高雄厝的價格差異程度與原因。實證結果顯示,高雄厝住宅特徵與總價的關係,會隨著高雄市各行政區都市化程度不同而有所差異,且都市化程度越低的行政區域,高雄厝價格越低。再者,都市化程度不只對高雄厝住宅總價有直接顯著影響效果,更會透過個體住宅特徵調節高雄厝住宅總價。
